Introduction

Our team at Golden Deco was commissioned to execute a complete structural restoration and roof painting project for a residential home in Bulleen. The roof system spanned over 230 square meters and had been left completely untouched for over 14 years, leading to significant degradation.
The Main Challenge
More than a decade of exposure to Melbourne’s intense UV radiation and heavy storms had left the roof tiles deeply oxidized, porous, and covered in thick organic moss. As clearly visible in our Before structural photos, several tiles were cracked or completely broken, allowing minor water leaks into the ceiling cavity. Additionally, the original mortar holding the ridge caps together had cracked and washed away. Applying paint over such a damaged foundation is impossible; it required a systematic, heavy-duty engineering approach before any aesthetic work could begin.

We engineered a precise, step-by-step restoration workflow executed over four days to guarantee long-term survival:
Day 1 (Industrial Cleansing): We initiated the project using a high-pressure commercial water wash to deeply blast away 14 years of embedded dirt, black lichen, and organic debris.
Day 2 (Structural Repairs): We shifted entirely to structural remediation. Our team carefully extracted and replaced all broken concrete tiles and performed extensive ridge cap repointing using premium flexible compounds to seal the roof’s integrity.
Day 3 (Advanced Sealer Priming): We applied a full, heavy-build coat of specialty high-adhesion roof sealer primer to lock the porous tile surfaces and create an even base.
Day 4 (The Double Shield): We applied two thick, protective coats of durable Dulux roof paint. To provide complete budget flexibility for our local clients, we also offer these advanced roof membrane setups using top-tier defensive products from Taubmans and Haymes.
